In 2004, the local fire department called me late on a Saturday night. The only thing I remember was your home just burned.
The emotions and the fear of the potential loss of life gripped me. Interrupting the fire captain, my question was “is everyone ok?” The good news came when I heard there were NO injuries. I had been a landlord for 15 years with multiple homes and this was my first experience of this nature.
Nine months later, I purchased my first Insurance Agency with a primary focus of insuring landlords and those accidentally in the landlord business.

- Landlord policy… Providing coverage for the home being rented and providing a level of liability coverage that can position YOU the insured to succeed when “life’s twists” occur.
- Renters Insurance... Bizarre… One of the “best” ways to protect yourself from the tenant is to make sure the tenant maintains a renters policy. The coverage on the renters insurance protects the LANDLORD when the tenant causes damage to the landlord’s home. Example: The tenant burns the home. The LANDLORD policy will pay to replace the home. The result: You the Landlord have a major claim on your record. If the tenant has a renter’s policy, then the Liability coverage on the renter’s policy is positioned to reimburse the Landlord for their loss. With that reimbursement, the loss on Landlord is minimized or wiped-out.
- Excess Liability policy is also important. Liability coverage of $500,000 is our suggested minimum. Having additional “excess” liability coverage positions the owner with added protection when a catastrophe occurs.
- Use a Property Manager… Property Managers positions a EXPERT between you and the tenant. Make sure the Property Manager is properly insured and consider making sure they are a member of NARPM.org.
